1. The Strategy Session
We’ll grab coffee (or jump on a Zoom) to talk about your “must-haves” vs. your “nice-to-haves.” Whether it’s a gourmet kitchen for your Sunday sauce or a backyard big enough for a golden retriever, we’ll define your vision and your budget.
2. The Golden Ticket (Pre-Approval)
In the NJ market, speed is everything. I’ll connect you with trusted local lenders to get your financing in order. Having a pre-approval letter in hand tells sellers you’re serious, making your offer stand out in a crowd.
3. The Grand Tour
This is the fun part! I’ll curate a list of homes that actually fit your criteria. We’ll tour properties together, and I’ll point out the things you might miss—like the age of the HVAC system or the potential of a finished basement.
4. Making the Move
When you find “The One,” we act fast. I’ll pull the comps (comparable sales) to ensure we’re offering a fair price, craft a compelling offer, and handle the back-and-forth negotiations to get you the best possible deal.
5. Due Diligence & Details
Once the offer is accepted, the “under contract” phase begins. I’ll coordinate the home inspections, work with your attorney through the NJ attorney review process, and keep the appraisal on track. I’m the buffer between you and the stress.
6. Closing Day
The finish line! We’ll do a final walkthrough to make sure the house is in tip-top shape. Then, we head to the closing table, you sign the papers, and I hand over the keys to your new Jersey life.
